SAMOA AVE

The project utilizes two lots which are approximately 7,500 SF each. There is a single family dwelling with a two car garage in the rear lot and a two car garage on the front lot, which were developed back in 50's. ArcSTEM team took advantage of the current Accessory Dwelling Unit (ADU) and Junior Accessory Dwelling Unit (JADU) ordinances along with the R1-RFA zone regulations and proposed a development that infills the front property by 160% of its allowable lot coverage. Also a two story ADU within the rear property. The design and orientation of each building emphasizes the surrounding environment, views, and in a mean time giving the inhabitants their privacy.
